Aria was designed by the architectural studio Arxitek, founded in 2016 by Arch Elina Sereva and Arch Kalina Alexandrova. The architecture is characterized by orthogonal volumes located in 2 rows, perpendicular to each other. The lines are bold and clean, achieving simple functionality and flexibility of the distributions. The buildings have flat roofs, which emphasizes the silhouette, enlarges the volumetric treatment and develops horizontal window openings. The facade decoration is achieved with neutral, square shapes and clinker cladding on the first two levels of each of the houses. It is primarily functional and sustainable, but it also adds coziness and detail to the areas most accessible to the inhabitant. The clinker refers to the process and symbolism of a home built brick by brick.

About Property:

The construction of the buildings is monolithic skeleton reinforced concrete with partition walls of ceramic bricks and plasterboard cladding.
XPS insulation is provided on the facade in the basement and ground floor areas, as well as EPS in the areas of the remaining above-ground floors, interrupted by 20-centimeter strips of mineral wool.
The joinery is aluminum, with three-layer glazing and an interrupted thermal bridge. There are details of powder-coated metal, such as railings, cornices, visors, pergolas, etc.
The facades are lined with ventilated fiber cement boards in two shades of light gray, the color emphasizing the volume of the individual houses.
Domestic and rainwater on the site will be included in treatment plants.
A new single transformer station is being built, located on the property boundary from the street regulation line of the property, from which the new units will be powered.

Construction:
Monolithic, skeleton reinforced concrete structure, masonry with partition walls made of ceramic bricks Wienerberger Porotherm 25 P+F and in places gypsum cardboard linings with Knauf systems. The interior walls are filled with a combination of Wienerberger Porotherm N+F, 12cm brick blocks, with mineral wool panels, reducing the possibility of sound wave transmission.

Facade:
Double waterproofing and 8 cm. XPS in the basement and ground floor areas, as well as 20cm EPS in the areas of the remaining above-ground floors, interrupted by 20cm strips of mineral wool, according to the fire safety project. Included are waiting boxes for Warema Germany slatted blinds, completely hidden in the warm insulation above the joinery.
The facades are clad with ventilated fiber cement boards in two shades of light gray, the color emphasizing the volume of the individual houses.
There are details of powder-coated metal such as railings, cornices, visors, pergolas.

Joinery:
The joinery is aluminum, with three-layer glazing and a broken thermal bridge – Schüco Window System AWS 75 BS.HI+ (Block System High Insulation) and Schüco ASE 80. Schüco AWS 75 BS.HI+ is a modern window system that meets high requirements. Thanks to the diverse profile assortment and well-thought-out construction details, the system meets the requirements for energy efficiency.

Entrance doors:
Hörmann Germany armored entrance door in an aesthetic design for every house.

Garage doors:
Automatic sectional garage doors from Hörmann Germany, which offer effective thermal insulation, comfort and a variety of design options.

Balconies:
Railings – metal, powder-coated in the color of the project, flooring – granite tiles, siphons and waterproofing.

Technical installations:
Plumbing for hot and cold water, electrical installation and telecommunications (low-current installation) are laid to points in the premises, as well as preparation for a heating and cooling installation using an electric heat pump or a gas boiler – both electric and gas supply are provided for the customer’s choice for each house. Water and electricity meters included. No mixers and sanitary ware, no switches, sockets and internal lighting fixtures, no pipework for underfloor heating or radiators, and no pipes in wet rooms. A place for a hot water boiler is provided in the technical room.
Possibility of installing solar panels on the roof with connection to the building installation.
Independent wastewater treatment plant for each house.

Landscaping:
The yard area for each house is completed with a fence, paving and landscaping with grass, shrubs and woody vegetation, an independent automatic irrigation system has been built.

Common areas of the complex:
Alley for car and pedestrian access: Access to the residential complex is from 8 Marin Goleminov Street through a checkpoint with an automatic openwork metal gate for car entrance and an openwork metal gate for pedestrian access along alleys with Behaton type pavement.
Alley lighting: Completed according to the project.
Security system: Wiring for a security alarm system (SOT) along the perimeter of the complex, without a control panel, sirens, sensors and active equipment.
